There are only two grass seed blends we use on the lawns we overseed. Which one you need depends on whether you have irrigation. And there's one grass type we refuse to put down at all, even though it's in most of the cheap bags at the store. If you're seeding this fall, watch this before you buy a bag. Watering is next, because dry seed dies.

Just because you get lawn treatments does not mean you will have a beautiful, healthy lawn. Treatments are only about 20% of the equation.

Proper mowing, proper watering, good weather, and your soil conditions do the rest. Even the best fertilizer in the world will not work on bad pH. Low potassium means a stressed lawn in summer no matter how green it looked in spring. And w**d pressure comes from more than the product. Thin turf, a hot dry year, or mowing too soon after an application can all bring w**ds back.

A good lawn care company should help you find what is actually holding your lawn back. That is the job, and we say it out loud.

The secret to elite turf is not fertilizer. It is aeration and overseeding, every single year. A lawn is only as good as the seed you put on it. New seed fills the bare spots and replaces the old grass that gets weaker every season, just like the rest of us. Skip it and even a well fed lawn thins out. It is the most skipped step in the Capital Region, and it shows by October. Save this one for your fall plan.

Heat stress or disease? Get it wrong and you pay for it, because the fix for one can make the other worse. My tech says disease, but is it heat stress? Moisture is good, the slope faces the sun, the fine fescue is burning out. Tell me what you think in the comments. Real lawns. Real soil. No BS.
