The best late fee is the one you never charge.

76% of landlords with a policy never charged it.

Rent still showed up, 97% on time.

Tired of late rent? Tenants not paying on time? 😩

Most landlords have lived this story:

A tenant moves out owing 3 months of rent, late fees, and damages.
You change the locks, breathe out, start the cleanup.

For years, the answer was "nothing." Court judgments are expensive to enforce. Collection agencies take 30-50% of whatever they recover. Once tenants are out, the leverage is gone.
