FROM THE ARCHIVES | THE GLASSWORKS — 207 KING STREET, SAN FRANCISCO

More than two decades after its completion, The Glassworks remains a distinctive presence along King Street, directly across from Oracle Park.

Completed in 2003, the mixed-use residential building was designed by Steve Perry while a principal at Brand + Allen Architects, years before founding Perry Architects.

The design reflects the transformation of San Francisco’s South Beach waterfront in the early 2000s. Its distinctive glass and terra-cotta façade, expansive floor-to-ceiling windows, high ceilings, and loft-inspired residences created a contemporary urban identity while taking full advantage of its prominent location.

More than 20 years later, we’re proud to look back at a project that has aged remarkably well and represents an important part of the design experience and architectural legacy behind Perry Architects today.

Three Years Later — A Building Designed to Stand Out

Three years ago, this Walnut Creek project was completed with a very specific goal: to create something different from the typical multifamily building.

As architects, we put a great deal of thought into creating a unique architectural identity through the combination of materials, textures, colors, and carefully considered details. Rather than relying on a single façade treatment, we wanted the building to have depth and character from every angle.

One of the defining features is the zinc façade wrapping around the front of the building. Sourced from Germany, the zinc adds a distinctive, sophisticated quality to the architecture and was selected as part of our commitment to using high-quality materials throughout the project.

From the exterior finishes to the details throughout the building, only high-end materials were selected. We believe that investing in quality materials and thoughtful detailing makes a significant difference—not just on opening day, but over the life of a building.

Working with ALIGN as the developer was an important part of bringing this vision to life. Their commitment to quality and the overall vision for the project allowed us to push the design and create a building that is both distinctive and enduring.

Three years after completion, the project continues to be recognized as one of the best rental buildings in Walnut Creek. For us, that is especially rewarding because it demonstrates that good design, quality materials, and attention to detail can create a building that continues to stand out long after construction is complete.

Creating vibrant communities starts with thoughtful design.

Perry Architects is proud to partner with Align Real Estate on 1532 Mount Diablo Boulevard in Walnut Creek, a mixed-use residential development designed to enhance one of the city's most active commercial corridors.

The project features 106 thoughtfully designed apartment homes, including 14 affordable residences, above approximately 7,800 square feet of ground-floor retail. Resident amenities, integrated parking, and a pedestrian-oriented streetscape are carefully woven together to create a welcoming environment that complements the surrounding neighborhood while supporting Walnut Creek's continued growth.

We appreciate the opportunity to collaborate with Align Real Estate on projects that bring high-quality housing and active mixed-use development to the Bay Area.

The Bernal Heights Safeway redevelopment continues to move forward with the submission of the project's formal application. This transformative mixed-use development at 3350 Mission Street will bring hundreds of new homes above a modern grocery store, helping address San Francisco's housing needs while maintaining an important neighborhood amenity.

At Perry Architects, we're proud to be the architect of record for this exciting project and grateful for the opportunity to collaborate with Align Real Estate. Working with a developer that shares our commitment to thoughtful urban design, vibrant neighborhoods, and much-needed housing makes projects like this especially rewarding.

We look forward to seeing this vision continue through the entitlement process and ultimately become a meaningful addition to the Bernal Heights community.

Exciting milestone for the Mission Bay Block 4 East affordable housing project! The project is moving through the approval process and was recently featured by SF YIMBY as plans for this transformative development continue to advance.

While YA Studio serves as the Architect of Record, Perry Architects is proud to be the Design Architect, responsible for the building's exterior architectural design and the residential unit layouts that help create vibrant, livable homes for future residents.

When completed, the two-building development will provide nearly 400 affordable homes, including housing for families and formerly unhoused residents, helping address San Francisco's critical housing needs.

We're honored to contribute to another project that demonstrates how thoughtful design can support stronger communities and deliver high-quality affordable housing.

We’re honored to share that Perry Architects has received the 2026 PCI Design Award – Harry H. Edwards Industry Advancement Award for the 921 Howard project in San Francisco.

This 18-story, fully affordable housing tower demonstrates how innovative design, efficient construction, and social impact can come together to create meaningful urban housing solutions. Working closely with Willis Construction Co. Inc. and the entire project team, we helped deliver San Francisco’s tallest fully affordable housing high-rise featuring a high-performance thin-shell precast concrete façade system.

We’re grateful to the Precast/Prestressed Concrete Institute (PCI) for this recognition and proud of everyone who contributed to making this project a success.

This waterfront residential project in San Francisco’s Embarcadero district — designed by Grimshaw Architects with Perry Architects, Inc. serving as Executive Architect — thoughtfully balances urban housing needs with respect for the city’s iconic skyline and view corridors.
