When we tell people a well-built, code-compliant bathroom remodel in San Francisco costs $180K and up- we get the look. The wide eyes, the deep inhale. Honestly, we feel it too. But that’s what it takes to do it right, to code, and in a way that’s going to last for decades (not just until the next owner moves in). We break down the process, and all of the decisions involved here.

The upside is that when you work with a team who knows these old San Francisco homes inside and out, your main job is choosing the tile and signing the checks (hahah!). We handle the rest. :-) let us know if any of this resonates, if you’re surprised by any of it, or if you learned something new!

We specialize in the health and longevity of 100+ year old SF homes, which means we also prepare them for their next 100 years by protecting their exterior the right way. You won’t see any patching, caulking or Tyvek around here to protect against water. Only the good stuff, the right way. Swipe through to see what we mean. And if you’ve experienced water intrusion, or feel like your siding condition is questionable, shoot us a dm and ask us about it.

The sun is shining in the city today, reminding us how good it feels to simply be human; skin warmed, breath slowed, a moments of pause. It had us reminiscing on the time we spent in this little bathroom, breathing new life into a space that was ready to be seen differently. With soft peach tones, Moroccan-textured tile, natural light spilling gently across the walls, and satin bronze fixtures that feel modern yet lived-in, it became a room that holds stillness and warmth all at once. Proof that even the smallest corners of a home can carry light, and a sense of ease when given the care they deserve.

At the heart of it all was our client’s wish: to honor a piece of art she longed to keep in her bathroom. A vibrant pop of red, alive with energy, became the anchor. Around it, we layered colors that speak their own presence but not overwhelm; tones that allow the boldness to shine without shouting. The result is a space that feels alive. Swipe to see some of the befores.

Every San Francisco home has a few secrets… and some involve water.

Back in the day, balloon framing + old-growth redwood meant walls could breathe. Water got in occasionally, sure, but it also got out. These homes were designed as whole systems that stayed healthy.

Today’s materials? Not as forgiving. If water sneaks in, it stays put, quietly plotting your weekend plans. (Spoiler: they could involve a contractor.)

Add in SF’s wild soil mix; marshland, dunes, salt air, and hillside runoff, and little leaks can turn into big repairs fast.

The good news we have for you is that with little regular maintenance, you can keep your home’s whole system healthy for less $$ than deferred maintenance and costly repairs down the line. Swipe through for SOS signals to watch for + a simple maintenance checklist.

Curious what your home might be hiding? We look at San Francisco homes holistically; design, structure, and systems working together so you can enjoy a home that’s safe, beautiful, and built to last.

We hear it all the time:
“We knew it needed work.”

And you did. But now the work is here, and the questions get real (and expensive $$) fast:
What’s urgent?
What can wait?
What does doing it right actually look like?

We wrote about it; as a companion piece for anyone sitting in that in-between space with a San Francisco home that needs care, attention, and probably more decisions than you expected.

It is with heavy hearts that we share the passing of our beloved president and founder, Bill Johnson, on May 1, 2025.
Bill was a steady force and a generous presence; someone who showed up with deep integrity, humor, and an unwavering commitment to doing right by people. He believed in taking care of the people around him; whether that meant mentoring a young carpenter, advocating for a client, or finding solutions no one else could see. His presence shaped how we work and why we do what we do, and his absence will be felt in every room he once helped build.

He loved this industry, this city, and the people he worked alongside; from trade partners to homeowners. His legacy lives on through the values he championed: putting people first, doing things the right way, and honoring the craft of building.

Though we are mourning this loss, we remain steadfast in continuing the work Bill loved so deeply. Our leadership team is dedicated to carrying forward his legacy with the same values, quality, and heart.

We kindly ask that you respect the privacy of Bill’s family and loved ones at this time. Please direct any message to our team to [email protected].

With love and gratitude,
The 415 Remodeling Team
