Excited to share some concepts for a multi-storey mixed-use buildings our team has worked on.
This project brings together commercial activity, professional office space, and residential living in one integrated development. The ground floor activates the street with commercial uses, extended sidewalks, and a stronger public realm presence—creating a more walkable, vibrant frontage.
The building includes two floors of executive office space tailored for CPAs, lawyers, and healthcare professionals, addressing the growing demand for high-quality professional space. An open interior atrium provides flexible public space, suitable for year-round uses such as indoor markets, while rooftop amenities and upper-level residential units
introduce a new level of mixed-use urban living.
A multi-storey parking structure at the rear provides efficient access from adjacent laneways, supporting both tenants and visitors while maintaining a pedestrian-focused streetscape. Features like downtown public washrooms further reinforce the project’s community value.
Our team supported the project from early-stage concept through feasibility—delivering planning review, condition assessment, concept design, 3D concept modelling, 3D zoning and spatial analysis, site plan analysis, and preliminary engineering cost estimates to ensure the vision is both ambitious and grounded in reality.
Next steps include coordinating supporting studies, advancing a formal planning application, and securing site plan approval. From there, the project moves into detailed design, full engineering, building permits, and ultimately construction services.
