We are pleased to announce the completion of Merchant City House, a Category B Listed Building on Miller Street in Glasgow, delivered for Unite Students.

Having been involved in the project since 2021, it has been rewarding to see this historic city centre building brought back to life through a collaborative effort from the wider project team.
An essential part of refurbishing historic buildings is finding solutions that comply with current fire, health and safety regulations while allowing characteristic features to be retained in their original form wherever possible. At Merchant City House, this remained a key focus throughout the design and construction process, with the existing staircase and atrium celebrated through sensitive restoration and light-touch design interventions.
We are proud to have played a role in preserving the building's character while helping to create a safe, functional and sustainable space for future use.

A huge thank you to everyone involved in bringing this project to completion.

📐CLAIRE MILNES: IN THE HAUS 📐

Introducing the newest HAUS member, Claire Milnes, who has joined our team as an Architect. We're looking forward to working with Claire as she progresses her career, bringing fresh experience and ideas to the studio.

Do you have specific interests or experience you're looking forward to building on at HAUS?
My background is in social housing in Glasgow. I'm interested in how we make good housing not just dwellings but communities. How shared spaces are designed so people actually want to use them and how a building mediates between the private world of the home and the public life of the street. That relationship between inside and out, between the individual dwelling and the wider city, is something fundamental.

How people inhabit and experience space translates well beyond residential too. Working across the range of project types HAUS takes on is something I'm genuinely looking forward to.

What's your favourite building or architectural style?
I don't have a single favourite, but two things really shape how I think about architecture. The first is the social housing movement of the 1960s, architects like Neave Brown.

The second is phenomenology, the idea that a building should engage you beyond the visual. The best example I've experienced firsthand is Lewerentz's church in Klippan, Sweden.

Returning to the University of Dundee as a guest reviewer for the Year Two final reviews, HAUS architect and Dundee alumnus Elliot was encouraged by the collective effort of students and tutors to create the best possible learning environment amid ongoing staffing challenges within the Architecture department.

Following reduced tutoring support experienced by students during their first semester in 2025, the progress made since Elliot’s last visit in December was clear to see, with both students and staff navigating a difficult year with professionalism and dedication.

This week HAUS welcomed 30 students from USC Sol Price School of Public Policy for a presentation and discussion centred on our Shawlands Arcade regeneration project.

Their visit to Glasgow forms part of an international planning and housing programme exploring comparative urban development between Glasgow and Los Angeles, with Shawlands Arcade serving as a live case study in discussions around planning systems, regeneration, housing delivery and the evolving role of the public realm.

The conversation offered an opportunity to reflect on how adaptive reuse, community-led thinking and mixed-use regeneration can contribute to more resilient and socially connected urban environments. For us, it was particularly rewarding to contribute to an international academic dialogue and to demonstrate how locally grounded projects can resonate within wider conversations on city-making and future housing models.

As a practice, opportunities like this reinforce the value of thoughtful, context-driven design and the broader relevance architecture can have beyond the boundaries of a single site or city.

Some thoughts from Director Murray Henderson on our current involvement with Braidwood House:

"Having grown up in Carluke, Braidwood Estate was always a place of quiet intrigue for me. As a child, I spent countless hours cycling through its grounds and exploring corners of the woodland. Even then, Braidwood House stood as something mysterious and enduring at its centre.

The neo-gothic villa, built in the mid-19th century, has long been woven into the story of the village. From its origins as a secluded estate house to its years as a care home under Capability Scotland and later Airborne Initiative, and subsequently as offices for the Forestry Commission, the building has continually adapted to serve its community.

Today, as we are instructed to explore solutions for its repurposing, there is a real sense of responsibility. Listed for its architectural and historic significance, Braidwood House deserves more than simple reuse, it deserves thoughtful rescue and a sustainable new future.

Hidden within what is now ancient woodland, the house remains central to the identity of Braidwood. Our aspiration is to unlock its potential in a way that respects its heritage, reconnects it to the community and ensures that future generations can build their own memories here, perhaps a little more legitimately than I once did."

HAUS have been working with Caffè Nero for a number of years, supporting the Building Warrant process for conversions and refurbishments across its Scottish stores.

Our role involves engaging directly with statutory authorities across Scotland and guiding each application from submission through to completion.

Recently, two cafés in Aberdeen have been successfully completed—one at Aberdeen Station and another on St Nicholas Street.

A year ago, HAUS participated in a design competition for a new-build Grade A office at 150 St Vincent Street in Glasgow, next to the iconic Hatrack Building.

Our proposal explored how a contemporary workplace could be carefully and confidently inserted into this sensitive city centre context. The approach was heritage-led, responding to the scale, rhythm and character of the surrounding streetscape while unlocking the potential of a constrained urban site.

Balancing density with restraint, the scheme sought to complement its historic neighbour while reinforcing the continuity and quality of St Vincent Street. This thinking carried from early concept sketches through to detailed CGI studies.

Yet, a year on, the site remains undeveloped.

This is not unique. Developments are stalling across Glasgow’s city centre, raising serious questions about viability, demand, and the future vitality of our urban core.

At a time when the climate emergency continues to shape policy and rhetoric, the reality of delivering new office space in current market conditions remains deeply challenging.

We believe projects like this highlight the need for continued dialogue between developers, designers, planners, and policy makers, around not just what we build, but how and when delivery becomes possible. There remains a significant opportunity to bring forward thoughtful, context-driven architecture that can support the long-term resilience of the city.

While the competition has long since concluded, it is a project we remain proud of and one that reflects our approach to shaping contemporary architecture within historic environments.

Unanimous planning approval has been granted for our 65 new home proposal at Charlotte Street on behalf of Surplus Property Solutions.

This scheme will regenerate a long-vacant brownfield site within a sensitive conservation area in a highly sustainable edge-of-city-centre location.

The ambition has always been to create high-quality homes with meaningful amenities, from dual-aspect family apartments to shared external courtyards and roof terraces, supporting a more connected urban community.

However, as echoed in discussions at the recent Scottish Property Federation conference, this moment also calls for reflection.

We first engaged with this site in 2021 and submitted a planning application in early 2023. A five-year journey to consent highlights the ongoing tension between the urgency of the housing emergency and the reality of delivery within an under-resourced, complex planning system.

This delay has real consequences. Over that time, construction costs have risen sharply without a corresponding increase in values, meaning that, even with consent secured, the challenge of bringing the project forward remains.

The sector has the drive and ambition needed, but without the right support, progress will stall.

Projects like Charlotte Street demonstrate what can be achieved. The challenge now is ensuring they can also be realised.

Planning approval has been secured for 88 new homes at Dundashill, an important step forward in the continued regeneration of this emerging Glasgow neighbourhood. We’re pleased to be playing a leading role, in collaboration with , in delivering high-quality, sustainable homes that support the city’s urgent need for new housing.

Our proposed masterplan is rooted in community, prioritising social interaction and the creation of meaningful connections between neighbours. The contrasting yet complementary typologies developed by each practice contribute to a layered and diverse urban fabric, enriching the character of Dundashill while reinforcing the ambitions of the wider masterplan.
