This is an interesting project in Exeter, the works on are very bespoke and accuracy is very important.
Our repeat clients are 2 generations of the same family who have bought houses next door to each other. Both couples were concerned for the grandchildren’s safety with regards to the glass balustrades and the drop to the hard tiled floor below.
They wanted to keep an element of light coming into the ground floor lobby from the large high level glazing on the first floor but wanted a solid floor on the landing, so between us we came up with this glass floor solution, which funnily enough the clients had very similar (but smaller) in their property in which KEC worked 2 house moves prior.
Initially we looked at glazing the entire open area, once the balustrades were removed, this would have required 3 pieces of floor glass set within a bespoke aluminium frame. It wasn’t quite the look the clients wanted.
So we’ve gone for one large piece of floor glass in each property, which are mirror images of each other, set within an increased carpeted floor area.
The magic size for this piece of work was a piece of glass of no more than 2m2. Once we went over that size, the spec of the glass would increase significantly and a large premium on cost would be incurred.
Our clients chose 1900mm x 1050mm which is 1.995m2, and the glass is a 34mm toughened laminated (3 layers) safety glass unit. The panes will have polished edges and we are having the perimeter sprayed in matt black so that you don’t see the plasterboard from above or the oak trim from below.
As you can see from the drawing and the photos, we had a steel section fabricated for the glass to sit on (on gaskets) as per advised by the suppliers. And we have closed over the hole 🕳️ for safety until the glass arrives.
We are now waiting for the glass installation from our friends and colleagues at Landmark Window Systems before we can return to oak trim and the clients can get a new landing area carpet for the significantly increased area.
We will move the ground floor ceiling plastering on in the meantime ahead of painting.
