🏡 SOUTHMEAD HMO COMPLETE 🔑

Another HMO handed over and another happy client! 👏

This one started life as a tired 3-bed semi and has been transformed into a high-spec 6-bedroom student HMO, delivered completely turnkey by the Harotts team.

We took the property right back to brick and rebuilt it from the ground up. Due to drainage restrictions, we opted for a timber frame rear extension, giving us the perfect solution without compromising on quality.

✨ What went into this one:
⚡️ Full electrical rewire
🚨 New fire alarm & emergency lighting
🔥 Brand new heating system with flue heat recovery & hot water recovery
🏠 Full insulation upgrades & new double glazing throughout
🍽️ New kitchen
🛁 Brand new bathrooms
🪵 Herringbone LVT to the communal areas, carpets to the bedrooms
🌿 Landscaping to finish it all off

These HMO projects are always some of our favourites. Seeing an old family home transformed into high-quality student accommodation never gets old.

This week we've finally seen the sun again — thank God!

That has meant we’ve finally been able to get this roof rebuilt.

We've installed a 700kg ridge beam to support the new timber structure, allowing for a completely open-plan upstairs layout.

This project will consist of a brand-new bedroom, bathroom, and a custom pool studio for the client to practise and compete from.

On Monday, the roofers are booked in to felt and batten the roof, ready for tiling.

At Harotts, we undertake all aspects of construction in-house.

From electrical installations to complete roof rebuilds — and everything in between.

The Southmead project has been one of our strongest to date, and honestly, the team absolutely smashed it. Everyone pulled together like a well-oiled machine — massive well done to the whole Harotts crew. 👏🏗️
As always, we stripped it back to the original 4 walls.

Then came the rebuild:
🔨 Every internal wall removed & rebuilt
🏗️ Brand new rear extension
⚡ Full rewire
🔥 Completely new heating system
🚿 All new plumbing & 3 new bathrooms
🪜 New staircase
🔩 Steels throughout
🧱 Chimney removals
🎨 Full internal redecoration
🏠 External repaint
Flooring goes down next week — then she's done. ✅

And the best bit? We're handing the keys back to our clients 3 weeks ahead of schedule. 💪

The Weston renovation project is coming to LIFE and we are HERE for it ✨️

Floor joists are going in today and honestly, there's something deeply satisfying about watching the bones of a building come together. This is where the magic starts — before the plaster, before the paint, before the "wow" moment… there's THIS. The unglamorous, underrated, absolutely essential dogwork 💪

Wrapping these up this week and then? Eyes on the roof 👀🏠
