🏡 “Do I need planning permission?” It’s usually the first question we hear from homeowners, and the answer is often “it depends.”

Some projects can go ahead under permitted development rights, meaning no full planning application is needed. But it isn’t always that simple:

✔️ Rules vary depending on the size, height and position of your project
✔️ Properties in conservation areas, or listed buildings, often have extra restrictions
✔️ Some homes have had their permitted development rights removed altogether

If full planning permission is needed, a householder application typically takes around eight weeks for the council to decide, so it pays to plan ahead.

🚗 Traditional brick, a slate roof, carriage-style lanterns and a decorative brick detail in the gable: this triple garage was designed to belong.

It sits comfortably alongside the main house and the landscaped gardens, and shows what a well-designed outbuilding can add to a property. Even on a smaller scale, a new build or the renovation of an existing garage can make the most of your outside space.

🛏️ As part of a full transformation of this family home, we wanted the master bedroom to feel calm the moment you walk in.

Full-height glazed doors open onto a Juliet balcony with a glass balustrade, so nothing gets in the way of the view over the courtyard garden to the open countryside beyond. The landscape becomes part of the room.

The en-suite carries the same sense of calm. A sculptural freestanding bath sits on a raised platform beneath a large sash window, so you can enjoy the view over the treetops while you soak. Large-format stone-effect tiles, oak slat panelling, a wall-hung WC, a vessel basin on a floating vanity top and ribbed glass pendant lights complete the look.

🎬 This house has room for film nights and game days.

We designed the full transformation of this North Yorkshire family home, including converting the existing Keep building into a cinema room.

Reclining seats face a slatted feature wall housing the screen, with textured walls and a dramatic beamed ceiling above. Internal shutters close off the windows for film nights and can be opened to let the daylight back in, so the room can easily be used for other purposes.

Within the main house, the children’s games room has a full-height oak slat wall with built-in screens and storage, all on a herringbone floor.

🎱 A well-planned extension can add a room that’s completely personal to the people who live there.

As part of a complete transformation of a North Yorkshire family home, we designed this single-storey games room extension around the clients’ own passions and collections.

A vaulted ceiling, rooflights and sash windows fill the space with natural light, while the herringbone flooring, rich dark walls and comfortable seating make it a place to relax and entertain.

✨ One of the standout details of this project is where old meets new.

A new two-storey rear extension and a glazed link now connect the main house to the existing Keep building. The link overlooks the rear courtyard and works as a bright home office, with slim-framed glazing letting in plenty of light while the traditional brickwork stays on show.

It keeps a clear line between old and new, and makes the courtyard part of the everyday view whatever the weather.

🏡 One of our favourite projects of all time, and a stunning bespoke transformation. 😍

This detached North Yorkshire property needed updating and a complete rethink. The brief: turn it into a large, bespoke family home with space for everyone.

That meant a new two-storey rear extension, a glazed link overlooking the rear courtyard to the existing Keep building, a single-storey games room extension, a full reconfiguration of the layout, all new roofs and a detached triple garage.

Inside, a large open-plan kitchen, a separate dining room, a playroom, a cinema room and en-suite bedrooms make the house work for everyday family life as well as entertaining.

📐 Planning permission doesn’t have to be a headache.

Whether it’s an extension, a loft conversion or a new build, a little groundwork early on can make a big difference to how smoothly your application goes. Here are three things we recommend:

1. Do your homework on local policy. Every council has its own planning policies, and what’s acceptable in one area may not be in another. Understanding the rules before the design is finalised avoids costly redesigns later.

2. Design with neighbours in mind. Light, privacy, scale and how a building sits within its street are what planning officers look at closely. A design that respects its surroundings is far more likely to be approved.

3. Submit clear, accurate drawings. Incomplete or unclear information is one of the most common causes of delays. Well-prepared drawings help your application move through the system with fewer questions.

Planning can feel daunting, but with the right guidance, it doesn’t have to be. Chris has extensive knowledge of planning policy across Yorkshire and designs with first-time consent in mind.
