Here’s how most projects go: the plans get drawn, then a builder is found, then the pricing comes back and the redesigns start. Big changes, extra drawing time, extra cost.

Here’s how ours go: a client emails us about their site, and Hannah and Chris walk it together at the very first meeting. The builder is in the room while the concepts are still taking shape. By the time the consent goes in, the design and the price are the same document.

Most builds lose weeks between consent and pricing. Ours don’t.

Chris is at the first site meeting, before a single line is drawn. So when the building consent goes in, that design is already priced. Consent approved, build starts. No repricing, no redesign, no waiting.

We set the cladding on fire. On purpose. Yakisugi is a centuries-old Japanese technique. Char the timber surface and you get a material that resists rot, insects, UV, and ironically, fire itself.

No paint. No sealing. Just a slow, graceful weathering over decades.

Most people don’t actually know what “design and build” means. Swipe to find out why it changes everything. → Your architect draws the home. Your builder prices it later.

Somewhere in that gap, costs shift, details change, and the version you imagined stops matching the version being built.

We’re stoked to finally share photos of our latest design & build project in Ōmokoroa.

This 331m² home has been thoughtfully designed across two distinct wings. The main living wing, finished in charred timber cladding, brings together the kitchen, living spaces and guest bedrooms - creating a warm, grounded hub for everyday living.

In contrast, a crisp rendered two-storey form houses a large garage, laundry and plant below, with twin primary suites above - each with its own ensuite and walk-in wardrobe.

One impressive part of this project is that it was designed with the clients while they were still living overseas, with the plans completed and consented before they returned to NZ - allowing us to get stuck into the build straight away. (Yay for Zoom.)

Big results in a compact footprint.

This recently completed 49m² minor dwelling combines smart design with high end finishes made up of 29m² of living and 20m² of storage space.

Finished with polished concrete floors, painted brick to tie into the existing home, tiled bathroom, custom kitchen cabinetry and vanity, plus ducted air conditioning throughout proving small doesn’t mean basic.

Built with the same attention to detail we bring to every project.
