Walkable, mixed-use developments can drive 20–40% higher property values compared to conventional suburban formats.

Scale promises efficiency, but without structure, it quickly becomes sprawl.

Disconnected phases.
Diluted identity.
Long-term value that slowly erodes.

What if you did this instead?

Design scale with intention, so it actually holds together.

• Anchor growth in village patterns.
• Prioritize connected systems, not isolated phases.
• Establish identity early, and carry it through.

Because scale isn’t about how far you go, it’s about how well it all connects.

Looking back at where it all began.

In 2007, Nequette designed our first cottage community in Auburn, AL, bringing together Craftsman-style cottages, duplexes, and multi-family residences around a resort-style clubhouse.

The community was thoughtfully designed to pair modern amenities with the timeless character of a walkable neighborhood. Nearly twenty years later, the 1–5 bedroom residences, custom stone clubhouse, fitness center, and three-tiered pool remain as functional and inviting as ever.

Perhaps most rewarding is seeing how the landscape has evolved. Mature trees and lush greenery now line the streets, adding depth and character to a community that has truly grown into its original vision.

A great reminder that thoughtful design doesn’t just create places, it creates communities that grow and endure over time.

Amenities are often treated as features.

Added to check a box.
Designed to look good in marketing.
Separated from the rest of the plan.

But in places like Everlee, they play a different role.

They’re not features.
They’re part of the place.

What if you did this instead?

Design amenities as part of the public realm.

• Integrate them into daily paths and movement
• Make them visible, accessible, and central
• Let them support both social life and identity

In these communities, amenities don’t just support the project, they help define it.

Because the best amenities aren’t destinations, they’re part of everyday life.
