How often should asphalt be seal coated?
Commercial properties typically need sealcoating every 2–4 years depending on traffic and weather conditions. Harsh winters with frequent plowing, sanding, and salting can cause wear to appear sooner.
One thing to remember — asphalt should not need to be seal coated twice a year. Quality materials and proper application matter, and over-sealing can do more harm than good.
