Every fall, our crews run a wave of walkthroughs across commercial properties in DFW. 🏢
The pattern holds up almost everywhere. A drain half-clogged with a season's worth of debris. Sealant around a rooftop unit that's gone brittle enough to crack under a thumbnail. A section of flashing that's worked loose just enough to let water start tracking sideways instead of down and out.
None of it shows up on a photo taken from the parking lot. All of it shows up on an insurance claim or an emergency repair invoice by January if it sits through the first hard freeze untouched. That's really the whole argument for a fall inspection.
It's not about finding something dramatic. It's about catching the boring, cheap-to-fix stuff before the season makes it expensive. If your building hasn't had eyes on the roof since summer, this is the window.
