A maintenance facility is far more than a building.

Ross Jackson, CAFM, put it best after connecting with our team at GFX. A well-designed O&M facility is one of the most important operational tools a public fleet has, directly impacting technician productivity, fleet uptime, and the long-term sustainability of daily operations.

Our President, Norman Barrientos, AIA will be speaking at the Sustainable Fleet Technology Conference & Expo 2026 (NC Clean Energy Technology Center) in Durham, North Carolina on August 26.

Norman's panel, "Assessing & Planning Facilities for All Fuel Types," will focus on the building and site implications of supporting EV, CNG, hydrogen, and other evolving fleet technologies.

Norman will be discussing how fleet organizations can assess repair bays, utility capacity, ventilation, fueling and charging infrastructure, life-safety requirements, and phased capital improvements before committing to vehicle transitions.

Meet Matt Nejdl, our newest Architectural Designer.

Matt comes to us with four years of experience at Galbraith Carnahan Architects, working on everything from small commercial build-outs to large multifamily residential projects. He also brings something unique: hands-on experience in auto garages, giving him real insight into how repair shops operate and flow.

At Barrientos Design, Matt will be doing the full spectrum of project work: studies, layouts, drawings, coordinating, running meetings, and working toward project management in the near future.

When he's not at the drafting table, you'll find him wrenching on his truck, playing tuba in a local community band, experimenting with film photography, or clocking laps on a racing simulator. Safe to say, he keeps busy.

We're excited to announce that Barrientos Design & Consulting has begun work on a major new fleet facility for the City of Plano, Texas.

Located just north of Dallas, Plano has grown into one of the nation's premier business communities, with a population approaching 300,000 residents. The city is home to major corporate headquarters including Toyota Motor North America, Frito-Lay (PepsiCo Foods North America), and JCPenney, reflecting the strength of its economy and continued investment in infrastructure. Barrientos Design is serving as the lead architect for a new 24-bay Fleet Services Center that will support the city's growing vehicle and equipment fleet. The project also includes an automated vehicle wash facility, fueling station, and the site infrastructure needed to support efficient fleet operations for decades to come.

Fleet maintenance facilities are among the most complex municipal buildings to design. Success depends on understanding technician workflow, vehicle movement, maintenance operations, safety, and long-term adaptability. Our team looks forward to partnering with the City of Plano to create a high-performance facility that supports reliable public services and positions the fleet for future growth.

Barrientos Design is expanding its national project service area!

This year alone, our firm has started operations and maintenance facility design projects in Florida, Texas, California, and Missouri. That continued growth is strengthening our presence across the country and creating new opportunities to work more closely with clients throughout the South and Southwest.

To better serve our clients, improve access to project sites, and support our growing Texas practice, Barrientos Design is evaluating office locations just north of downtown Dallas.

We are focused on the Uptown Dallas district and expect to establish a new office that reflects the quality, professionalism, and national reach of our practice.

Another exciting project is underway for Barrientos Design as work begins with the City of Fairfield, California on the adaptive reuse of two existing warehouse buildings into new fleet maintenance facilities for the city's Transit and Fire Department fleets.

Every successful fleet facility begins with understanding the existing conditions. Norman Barrientos, AIA and Matt Nejdl recently spent several days onsite documenting the buildings, interviewing city staff, evaluating maintenance operations, and identifying the operational requirements that will shape the design. Adaptive reuse projects require balancing the constraints of an existing building with the functional needs of a modern fleet operation.

One unique part of the field investigation was evaluating the roof system. Thanks to the city's Public Works team, the team was able to use one of their bucket trucks to gain roof-level access and closely inspect the building envelope and structural conditions without requiring additional lift equipment.

We appreciate the opportunity to partner with the City of Fairfield on this important project. Thoughtful planning at the beginning of a project creates the foundation for a facility that improves technician productivity, supports safe and efficient operations, and extends the useful life of the city's investment.

Norman Barrientos, AIA had the opportunity to spend the morning with Ross Jackson, CAFM, LSSBB, Fleet Manager for the City of Fayetteville, North Carolina.

They had an excellent discussion about how fleet leaders can present the business case for a new maintenance garage and communicate facility needs in terms that gain administrative support. The fleet garage is the biggest tool in the toolbox, directly influencing technician productivity, vehicle availability, safety, workflow, and long-term operating costs.

Ross also gave Norman a tour of Fayetteville's fleet operation. His shop reflects disciplined organization, efficient use of space, strong workflow management, and a clear commitment to continuous improvement. It was valuable to see how he has positioned the facility to support a high-performing fleet operation.

Ross was recently recognized at GFX as Public Sector Fleet Manager of the Year. After spending the morning with him, it was easy to understand why. Norman gained valuable insight into the leadership practices, operational methods, and management discipline that have contributed to his success.
