Y’all, that suspiciously low renovation quote usually comes with a catch.

And most of the time, you don’t find out what it is until the walls are already open and your house is covered in drywall dust.

Suddenly, the plumbing’s “a little more involved.”
Now there’s framing repair nobody mentioned before.
Then permits weren’t included.

And somehow the number you thought you signed off on starts climbing real fast.

That’s a big reason we do lump sum pricing around here. One number upfront, and unless YOU decide to change something, that number stays put.

We even build a little cushion into the budget because older homes tend to have a few surprises hiding back there like they’ve been waiting for their moment. 😉

And Texas homeowners get a pretty nice bonus too. No sales tax on lump sum residential remodeling, which still feels a little fake every time we say it out loud.

All that to say... make sure you know exactly what’s included before signing anything.

If this just made your stomach drop a little, here are a few questions to ask before signing anything with a contractor.

Like... is my price actually locked in when we sign?

What happens if y’all open the walls and find something bad?

At what point do I need to have all my materials picked out?

And are permits included, because those little surprise bills add up real fast.

Y’all, these are the kinds of conversations that save people the biggest $$$ later.

Make sure to save this before you start interviewing contractors. Future you will be very glad you did. 😉

Let me guess… nobody told you a project manager was even an option.

Well, if y'all don't want to be Googling things like 'is it normal for a reno to go over budget?' and 'why is my contractor not texting back?'

Then we highly recommend you hire one!

Okay, but here's what this whole pricing argument is missing.

Y'all can hire a contractor who gives you one set price up front. (hi 👋🏻) OR y'all can hire a contractor who bills for materials and time as they go. Both setups can go really well, and both can go really, really badly.

The thing that decides whether you get blindsided by surprise costs is…the person actually RUNNING the project.

Because, if your contractor did the homework before demo day, told you the truth about what's behind your walls, and built a contract that's clear about what's in it and what's not, you're going to be A-Okay!

But if they didn't do any of that, no pricing model is going to save you. Trust me on this one.

So before y'all start worrying about which one is "better," look really hard at the person you're hiring. After 1700+ reno's, I promise y'all that decision is the single most important one you'll make during your reno.

Friday felt different, y’all.

We got to be part of SAWA’s Garden Party of Tablescapes and Style Show, where 500 people gathered at the Fairmont to support the Rathgeber Family Center.

The Center helps displaced families find a place to call home, which... well, that’s kind of our whole thing too.

So when SAWA asked us to design a table, it was an easy yes.

Y’all, this is what makes Austin so special: watching our community show up for families is something that will never get old.

Long story long, picking the tile is barely half the job.

There are so many little decisions that come up before demo day even starts.

Grout color sounds simple until you realize lighting changes everything, and what looked perfect in the showroom suddenly reads completely different at home.

The type matters too. Sanded grout next to marble can scratch the surface you just spent a small fortune on, and y’all, we’d really rather not.

The edge of your tile is a whole decision on its own. Metal trim, a matching tile piece, or a clean painted edge all land a little differently, and if no one walks you through it, you’re kind of stuck with whatever gets picked on install day.

Then thickness, which is the one nobody sees coming. Two tiles can look great together and still have completely different depths underneath, so when they meet, like at your shower curb, you’ll see it. You’ll feel it. And once you do, you can’t unsee it. Even a small difference is enough.

That’s why all of this gets figured out ahead of time.

Save this for when you’re standing in a tile showroom thinking, “This should be easy.” 😉
