“White siding, black roof, brick foundation and chimney, Lowcountry landscape, open front porch, no screen.” That was our prompt for the Distant Island (21361) house plan in our new AI Customizer, and we were immediately sold.

This subscription based tool helps homeowners, realtors, developers and builders visualize a house plan with the materials they love and the context they live in. In other words: fewer guesswork sketches and more confident decisions. A very good trade. Check it out on our new website.

And the Distant Island house? One story. 2,653 sf. 3 bedrooms. 3 bathrooms. Courtyard at the center. A pretty strong case for calling this one a keeper.

We’ve got a new website!

Same design principles, same purpose, just a better experience. We’ve been busy adding new tools and making it simpler to explore our house plans — because building better homes (and neighborhoods) should feel a little easier and a lot more enjoyable.

Take a look around and see what’s new.

Our Carolina Inspirations plan books have been part of our story for decades—volumes of Lowcountry plans shaped by climate (nothing like that humidity along the marsh), porches, deep history and nostalgia. We love these books because they capture the way people actually live along the coast, turning years of design work into something you can flip through and dream with.

Those same books that started in builders’ trucks and jobsite meetings now live on coffee tables and kitchen islands, still inspiring the next round of homes.

You can explore all three Carolina Inspirations collections on our website and purchase your own plan books.

Lowcountry never tries too hard—and we sure do love that.

Harper’s Ridge (C0593) is a cedar shake–covered cottage that understands proportions. A 46’ x 62’ footprint and just the right amount of asymmetry keep it compact and charming.

Inside, 1,743 sf on the main level and 791 sf above organize 4 bedrooms and 3 baths. The house simply flows—front to back, porch to view—like it’s been there for generations and plans to stay a few more.

Out back, the 364 sf covered porch embodies the real Lowcountry: deep shade and enough room for both rocking chairs and muddy boots. Trends will come and go; this cottage just keeps aging well.

Want to see how Harper’s Ridge could be tailored to your lot and your idea of “forever”? That’s where the fun starts.

This plan is what happens when Lowcountry architecture leans slightly neoclassical. Spoiler, the result is stunning.

The Chesapeake (C0370) pairs a historically grounded layout with double 10-foot-deep front porches and double 12-foot-deep porches on the back. Within a compact 38' x 56' footprint, you get about 2,580 square feet, four bedrooms, and three baths, all oriented to take in the best views to the rear. This is true Southern living—deep shade, long porches, a traditional form and an exterior that invites you to live outside as much as in.

The Oak Springs (203125) is an unforgettable coastal house plan.

This featured home was built along the water in the Outer Banks, NC—crisp, elevated, and like it was made to be part of a Nicholas Sparks movie. The Oak Springs pairs classic coastal lines with a dedicated mother‑in‑law suite for true multigenerational living.

2,330 sq ft | 4 beds | 3 baths | 1.5 stories

This plan is ideal for waterfront lots and for clients who want timeless coastal character without wasted space. Check it out!

The St. Helena II (15336) house plan is Southern architecture with real bones. With 4 bedrooms and a classic 48’ x 62’ footprint, this plan feels tailored rather than oversized. The main level is all about long sightlines and cozy rooms that spill out toward the back of the home.

True to Southern vernacular, the outdoor rooms are part of the architecture, not an afterthought: a deep covered porch, a 272 sf screened porch, and a deck all work together to frame the rear elevation. If you’re looking for a classic Southern house plan with real architectural intent, the St. Helena II (15336) checks every box.

Lowcountry living, but on a larger scale. If you’re looking to build a special home on a sizeable lot, this is one house plan you need to look into.

At 4,472 square feet, the Old Oyster Retreat (133181) is designed for your family to live well, without ever feeling crowded.

This plan features a welcoming foyer and library, main floor living spaces oriented toward views out the back, and double walk in closets off the primary suite. Upstairs you’ll find two bedroom suites and a large entertaining space with the potential for a fourth bedroom. This is a forever home that we recommend again and again.

There’s something unmistakably Lowcountry about coming home to an elevated porch—where the breeze finds you a little easier and the worries of rising water feel a little farther away. Sometimes an elevated home is required, but it’s rarely a bad idea.

The Bay Point Cottage (143157) is everything you need when building along the coast. With its classic proportions, inviting porches, and space below for parking, storage, and all the extras that make life along the water work, it’s a plan that proves what’s practical on paper can still be stunning.

Save this one if you’re looking for a classic, elevated Lowcountry house plan.
