👻 The headlines about home sales falling through may sound scary. But here's something sellers should know. Most sales go through just fine. Only roughly 10-15% hit a snag.

🧟 And the #1 reason those buyers back out is something you can actually head off before it ever becomes a problem.

🧛 By getting a pre-listing inspection, you can avoid surprises and keep your sale moving forward, because you’ll already know what the buyer’s inspection will find and can fix it before you ever list or go in ready to negotiate.

🕸️ Don't let fear of the what-ifs hold you back. With the right prep and a smart strategy, selling is still possible. I help people do it every day.

📥 Let's talk about how to set your house up for success.

🤔 Is staging worth it? It may be if you want to get the most for your house.

📚 Data shows every $1 you spend on mid-level staging could add about $3.50 to your profit when you sell.

🏁 It can save you time, too. Staged houses can also sell up to 73% faster, which means fewer weeks of keeping everything spotless for showings.

✨ And working with a smaller budget is totally doable. Clearing off counters and arranging furniture so rooms feel open are inexpensive options that can still make a big difference on how well your house shows when it hits the market.

📥 Not every house needs the same level of staging. Want to know which updates would help yours sell sooner – and for more? Send a message, and we’ll walk through it together.

🕵️ Are home prices going up or down? It depends on where you look. Over the past year, prices in Chicago climbed almost 7%. In Seattle, they dipped about 1.6%. That’s a nearly 9-point gap between two major cities.

🔎 Look at little closer, though. Home prices are rising in 13 of the 19 major cities on this chart. And where prices are down, the dips are small (less than 2%).

⚖️ So, this isn’t a crash. It’s just a market normalizing after overheating during the pandemic. And that’s hitting some areas differently than others.

💡 Here’s what it really means. Your local market matters.

💪 If you’re selling where prices are still rising, you may not need to cut your price. And if you’re buying where prices are softer, you may have more room to negotiate.

📥 National headlines can’t tell you which side your neighborhood is on. Local data can. Let’s look at how prices are moving in your area, so you can set your price or make your offer with confidence.

🙋 Are you 1 in 4 million?

🏡 If you don't own a home yet, rent is probably the biggest monthly expense you have. And if you're not getting credit for paying it - now you can.

⚡ There’s a change rolling out now that lets renters opt in to counting their on-time rental payments toward their credit history. And that could help as many as 4 million more people qualify for a mortgage. Maybe you’re one of them.

📥 Even if you're not ready to buy a home today, there's no downside to taking simple steps to build your credit profile for the future. It's time to take credit for bills you already pay. Ask me how.

🕵️ Home sales may be slower than last year. But that doesn't mean buyers have disappeared. At the current pace, almost 4 million homes are expected to sell this year. That's about 11,000 each day, 450 an hour, and nearly 8 every minute.

🤔 Why? Because even in this market, there are still buyers out there who have a reason to move.

📦 People get new jobs, families grow, people retire, downsize, and move closer to the people they love. And those changes create buyers and sellers in every kind of market.

⚡ In fact, the latest report from NAR shows sales actually ticked up slightly in September, even though they're still below last year's pace. So, don't let a headline convince you no one is buying. You don't need every buyer. You just need the right one – and a strategy that helps your house get their attention.

📥 If you're thinking about selling, let's talk about how to make yours one of the homes that sells.

😱 Worried you might regret buying a home right now?

😀 Even though rates are still higher than buyers would like, everyday costs are up, and the economy feels uncertain, a recent NerdWallet survey found most buyers who’ve already made the leap say they’re glad they did. Only 3% actually regret it.

💡 That’s a good reminder that homeownership isn’t really about whether you bought at the “perfect” time, rate, or price. It’s about what owning a home can do for you over time.

💪 As home values rise and you pay down your mortgage, you build something called equity. And that equity can eventually give you more flexibility, more financial options, and more freedom when it’s time for your next move.

📥 So, if buying is something you still want, don’t let today’s uncertainty automatically talk you out of it. Let’s look at what’s possible and whether there’s a path that makes sense for you.

📈 There's been some talk about whether mortgage rates could climb to 9%. Here's some perspective.

🔮 Getting there would take a rare mix of things, all lasting a full year: a booming economy with no slowdown in jobs, the Fed raising rates more than expected, and the conflict in Iran continuing to keep oil prices high.

That's an unlikely combination. So, don’t let it make you worry.

📥 Have questions about mortgage rates? Drop them in the comments. That's what a trusted agent is for – keeping you informed so a headline never makes your decisions for you.

🏦 The Fed is raising the Fed Funds Rate to cool inflation, and that can keep upward pressure on mortgage rates for a while. But you can still make a move that works for you.

🕵️ It just takes the right strategy.

⚖️ Buyers need to know their real budget at today's rates. Sellers need a price and plan that fits what buyers can afford right now.

📥 Relief on rates could take some time. If you're thinking about a move, let's put together a game plan built for today's rates, so you'll know your next step.

🫣 Some of you are scared home prices are about to crash. Others are hoping they will. But will it happen?

🤓 Fannie Mae just asked over 100 housing experts where prices are headed through 2030. And the consensus is prices are expected to rise, not crash. Even the most pessimistic experts still forecast prices will go up 6.6%.

🔮 So, whether you're bracing for a crash or hoping for one, the forecast is clear. While some markets may see small short-term declines, home prices are going to keep going up nationally.

🏡 The number of homes for sale just reached its highest point since 2019.

💡 And that gives you the most choice you’ve had in 7 years. With affordability still so tight, having that many options opens up your odds of finding a home you love that still works for your budget.
