A tiny kitchen in a 4-bedroom home — but we didn’t extend.

The garden was already small enough, so rather than making the house bigger, I looked at how we could make better use of the space we already had.

By converting the garage and relocating the utility and WC, I created enough space for a much larger kitchen diner — including the kitchen island they wanted.

As an architect designing home extensions, remodels and new layouts across Derby, Nottingham and Lichfield, I always look at what your existing home can do before automatically adding more space.

Sometimes, the answer isn’t a bigger house. It’s a better layout.

Designing larger family homes isn’t just about pushing everything to the rear for garden views.

As an architect working on house remodels and house extensions across Derby and Nottingham, I often keep a living room at the front of the house—close to the entrance, with street views—while still creating a large open-plan kitchen and living space to the rear.

It creates a better balance: a living room near the front door with front-facing views, and a strong connection to the garden at the back.

A simple shift in layout, but it changes how the whole home feels day to day.

Most people focus on the layout of a side extension…

but the real difference is in what’s been considered long before anything is built.

That junction between a new flat roof and an existing pitched roof is one of those details.

Handled poorly, it will always feel like an addition.

Handled well, it becomes part of the house — calm, balanced, and intentional.

The difference comes down to thinking in three dimensions, early on.

A smarter way to create space in a detached home — without extending.

This project rethinks the existing layout by rotating the front room (the adjacent space), unlocking valuable space for what were once three small, disconnected rooms at the back.

The result is one calm, open-plan living kitchen, complete with a kitchen island.

Proof that good design isn’t always about adding more… but making better use of what’s already there.

Should you have a kitchen island in your semi-detached home?

An island that just fits often doesn’t fit at all.

Unless you’re extending, a kitchen island isn’t always the answer — sometimes a lighter, lower-profile table creates better flow and a more comfortable room.

Good kitchens are about movement, comfort, and how the space feels — not trends.

The middle room in a terraced house is one of the hardest spaces to design — especially when planning a rear extension.

In the previous reel below, I shared design option 1 for rethinking this space.

This reel shows design option 2 — breaking the middle room up further.

By pushing storage into the darker zone, this layout creates:

✔️ a compact but highly functional utility
✔️ a larger kitchen by relocating storage and the fridge into the dark zone
✔️ significantly more worktop space in naturally lit areas, supported by skylights and bi-fold doors
✔️ clearer separation between the “storage kitchen” and the “living kitchen”, partly created by the pantry
